Well, when I was a member of the trading guilds, I seemed to do best with gold level improvement mats and what not. Also certain motifs that I have acquired might be worth something to someone.
If Acadian clears it to do; lets start a "Trading Post" thread and whenever you get the motifs or gold mats; just post what you have and the price you want. If you are unsure about the price you should ask; try going to "Tamriel Trade Center" and look it up. That site gives the prices that item is averaging for at the Guild Stores; so it will give you a good reference point for what prices you might want to ask.
(and I'm always interested in Gold Mats; they are my highest selling items at the Guild Stores).

Back to housing - Cat Man Dhou has fished up several furnishings on his tour around Tamriel,such as kelp, seashells, and coral, that only work at places that have a shore and some appropriate water. We have Hunding's Palatial Hall, so that has plenty of shoreline to accommodate them, but I'm starting to look for other options.
I have a few other places with water, but these are really beach items. E.g. the extreme case is Daggerfall Overlook, which has an exit to a rocky area surrounded by slaughterfish and nowhere to stand. Sleek Creek has a freshwater stream. Others have ponds. I don't have any crown-only places (or the Grand Psijic Villa) and those I've visited I recall as having docks, steps, etc. but no beach. Is Hunding's the only one, short of Grand Topal Island?
It looks like the only boats usable as furnishings are the Fishing Vessel from Master Angler, and the three Argonian ones in a crown store pack. Did I miss any small ones, like rowboats? And has anyone made a boat out of anything else that's convincing?

I haven’t seen Topal but Hunding’s water area is very nice.

Topal is perfect for that stuff; so is Hundings. The reason is that those pieces are from Oceans/salt water. The places with ponds or streams with waterfalls are all fresh water; so those items aren't really fitting for them.
That mansion Haute has in Hews Bane has only a tiny beach spot that you can get to off of it; but it is also Oceanfront property. Topal Bay is spectacular; I really wish I could have afforded it.
Here is another idea: Take a house like "Humblemud" and turn it into an aquarium = use blue glowy plants for lighting and hide a water sounding source like that Dwemer one under the house = fill the house with aquatic plants and rocks and have those food fish "swimming" around (and those baby swamp jelly things from Murkmire; baby Netches, etc). I plan to do it one day; just haven't gotten around to it yet.
(That way you can use those Ocean pieces indoors, lol).

Cincy finally owns Sleek Creek House! It might be a while before I have enough furnishings to really make it pop, but we'll get there.
Also, sometime in the past few weeks we also finally made the Ebony Flask Inn room livable. It's a decent home away from home when I'm over there. If I get enough houses, I might roleplay that I have to get back to one of my homes before I log off if the opportunity is there.

I recall dumping a bunch of plans in the Guild Bank when TheCheshireKhajiit was looking for them, and some were multiple copies. There's probably still a few there. However, they were ones you're likely to have found for yourself. As always the purple plans are going to be hard to get, in places you don't usually go, or obtainable only by theft (picking pockets, robbing homes). I bought divider plans, and decided not to bother with the sofa.

And don't forget to ask if there is a particular piece you want that you don't have the plans for; I'm sure some of us can make it for you; and depending on the materials needed to make the piece it might be at no cost. (I usually make any furniture for someone just for the materials needed to make it).

Somewhat on a whim, I decided to buy Autumn's Gate in The Rift. Only 60,000 gold and it is a decent-sized plot. Now I have a real home in Pact territory that isn't just an inn room. I wanted to have a Pact home and something much different than my major homes--Twin Arches and Sleek Creek House--that I already have. Autumn's Gate just clicked with me right away.
Problem is that I am pretty low on crafting materials. I've got a little bit of stuff in there right now, but I decided to buy a few things from guild stores. It has the recently obtained Undaunted trophies that I got, which are not up in any of my other homes, but little in the way of furniture. I can craft a lot of the stuff that I want to put in there, but I'm not sure which ones I can't do and as aforementioned I don't have much to craft with right now.
Perhaps there is some Orcish and Nordic (possibly Imperial, if it fits) furniture that people can craft for me? I'm not necessarily looking for the highest quality stuff and I don't want anybody to have to use expensive materials for me.

Nobody can make Imperial furniture; it is Crown Store only stuff. If you tell me the exact name of the pieces you want; I can check and see if I can make it or not = but right now I'm completely bottomed out on Furniture Crafting Materials due to the New Life Festival Writs.
I have been trying to find Heartwood to finish three Writs since the first day of the Festival; seems like everyone's Heartwood has sold out, grrrrr. So it may be a wait unless you are providing the materials needed for your pieces. (normally I don't ask for materials unless they are rare/expensive/or require large numbers to craft the item).

I've bought several traditional containers from the Crown Store and placed them into her home (which is St. Delyn's Penthouse). So far I've bought a barrel, a dresser, a chest. No, those won't store stuff. There are only certain chests that actually store items; and they are called "Storage Chests" or "Storage Coffers" so you will know their function. You will probably find them up in the "Services" area of the Crown Store = like with the crafting tables and Banker/Merchant.
You will get one small storage "Coffer" for free when your character reaches Level 18 = that one holds 30 unique items. (Unique = if you have a lot of any one item it will stack them and hold the whole stack as one item).
You can buy three more small storage coffers like that (that hold 30 items) from either the Crown Store (with Crowns) or from the Master Writ Vendor (with Vouchers). (or with Telvar Stones in the Imperial City Sewers).
You can also buy up to four larger storage chests that hold 60 unique items per each storage chest from either the Crown Store or Master Writ Vendor = for a total of eight storage units total per account.

I saw a super cool Daggerfall Overlook the other day, and if you didn't see the name of the house you may not have even realized that's what it was. Gosse, VermillionStorm (a few people here know who she is), and someone else showed it to me. Some dude turned it into an Asian-inspired marketplace kind of deal. He even made his mansion look like a pagoda by slapping a ton of Khajiit reed lofts on it. Because he used up all his furnishing on the outside and in the very front room of the mansion, the vast majority of the mansion itself is blocked off because he couldn't stick anymore in there.
The user is @nighn_9 and you should definitely check out the place. It's open to any player.

I saw Rider was in-game recently in Forgemaster's Falls, but she logged off before I could ask if she bought it. So today I used EHT to try and travel there, to find out if it was owned.
I discovered that she had bought the place, but
hadn't unpacked yet. I decided not to get it. Crown-only, and the wrong building is the residence. I wanted to live in the longhouse (with a proper door), and have the box outside as a craft hall.

I've come to be really disappointed with the maximum number of furnishings available for the Hall of the Lunar Champion. After creating a mini-library and throwing some achievement furnishings in (which I was hoping counted as "special collectibles"), I've only got about 150 regular furnishing slots left. I don't even have chairs or cups, the third expansion to the hall that is the garden, or the deck (besides the flooring) that I wanted to set up at the Halls of Colossus. I can think of some things that I can remove or move around, but even then, a home of that size should really have more furnishing slots available. I've already had to change up plans that I had for the place, and it's pretty much guaranteed that I will have to do it again.
What makes it more annoying is the loads I spent on achievement furnishings, and I think most achievement furnishings in general are ridiculous prices. After I hit 1,000,000 gold, I decided I would splurge on them. 600,000+ gold later and I've come to disappointment with this place. I suppose I can still make do, but the Halls of Colossus portion of the house is so large that 700 regular furnishing slots for the entire home seems rather paltry. A lot of empty space over there. And I still wanted to add a few more things to the Lion's Cradle portion. My mini-library really took up a lot of slots. I bought what I think are all the guild reprints available. I had to make 10 or 12 Elsweyr Bookshelves to hold all of the books, and each one of them is a furnishing. That was probably the biggest hit to the furnishing limit.
Quite a bit frustrating. I'll have to see what I can make out of these now apparent limitations. I guess I need to plan better.

You can put your Undaunted trophies and busts in there without it costing slots; just to keep it from looking all empty.
But yeah; all these huge mansions only have 700 slots; and the bigger the place = the more empty one half of it will look. (you can either lavish on the exterior or interior; but one is going to be shorted if you spend a decent amount of slots in the other) = with the exception of Haute's Princely Mansion in Hews Bane! I don't know how she did it; but she has really lavished on the outside; but her inside does not look bare at all!
Try Hunding House = that huge island and mansion only has 600 slots!

Thinking I have my eye on Gardner House now. Spacious but not overwhelming. And it looks like it's got the right mix of outside and inside for me. Between Cincy and Evelona, I have or just about have enough money to buy it, but I don't want to do that just yet.
The more I think about the Hall of the Lunar Champion, the more I am becoming dissatisfied with it. There is just too much room and I can't do all I want to do. But I've come this far, so I might as well finish it. Still got to get that third tablet for the final room through doing Lair of Maarselok and Moongrave Fane. Maybe then I'll figure out what I want to do.

Nope, you're thinking of Moon Hunter Keep. It's easy to get it mixed up with Moongrave Fane based on the name.
And indeed, it is one of the few places I'd consider buying for around that much money.

Oh, ok. I wonder why they named them so similarly? I know I've done the two you need to do to get the Lunar Champion "Wing," but the only thing I remember about them was that in one you absolutely need a good Tank and the Tank needs to resurrect the whole Team repeatedly at one of the bosses (and don't remember which of the two dungeons that was).
In that same dungeon though = there was numerous adds at one boss fight (prior to the one above) where the adds were floating inside globes that shielded them from damage = you obviously have to pop the globes to kill them; but none of us were able to figure out HOW to pop the globes. BoDawg was able to do it; but coudln't figure out how he was doing it. Even Sereph1 couldn't figure it out, and he is the one I normally rely on to figure out mechanics in the new dungeons.
On Gardner house = Same here. I want it despite how much it costs; and that is saying A LOT, lol. Aussie owns it, and I use the add-on "Port to Friends Homes" to pop over to her house when I want to go to Wayrest without finding a wayshrine first.
I used to think it was inconveniently located in Wayrest till I discovered you can just jump into that river and swim right over to the wayshrine/guild traders/Undaunted Enclave or go to the Wayrest Sewers. It really is convenient if you swim away from it instead of trying to navigate the roads, lol.

I got Gardner House mainly for the proximity to Rolis. That where I always go to turn i Master Writs, rather than his other two locations.
Mine is still looking a bit bare. I need to have Laurie make some more Breton stuff.

Just bought a bundle for 700 crowns that includes a bunch of provisioners' stuff. Has a bunch of furnishings, a provisioning station, a baker's costume, and a book that gives you all the food recipes you do not know. It gave me 32; I was surprised Cincy knew so many. I think it is a really good deal (it is on sale right now on the front page of the Crown Store) if anybody is interested in it.

I cannot tell you how aggravating it has been to find out that not every race has dishes and drinkware specific to them. And in the middle of a particular project.
I've almost completed the Gardner House and while I was making the dining room, I had an epiphany. I realized that, when I was putting my two tables I made together, I was going to have 10 chairs...which corresponds exactly to the number of major races in Tamriel. "Petfect idea!" I thought. "I'll put a cup and plate/bowl correaponding to a different race at each chair!" I went into the Crown Store for a lot of stuff and went exploring for each race, but there was a lot that I made too. I had Argonian, Altmer, Orcish...
"Wait a minute, are you serious?"
Well, as it turns out, some races are missing their own style for a cup and/or plate/bowl. Bretons? No plate or bowl, just a cup. Nords? Pots and cauldrons and even a drinking horn, but apparently they do not need regular plates or cups. Dunmer? Well, there is a cruet and decanter, but regular cups/bowls/plates must come from one of their Great Houses. (I bought a Hlaalu plate from the Crown Store because I refuse to have anything Dres in my houses. [Censored] those slave-driving degenerates.) Similarly, Khajiit don't have "Khajiit" bowls or regular drink-sized cups; those are Elsweyr-style.
But worst of all: Imperial dishware of any kind? Absolutely NONE. No cups or bowls or plates or what-have-you. Hell, they don't even have any cookware for a stand-in. I've had to improvise and use a Common plate and cup that I guess can pass off as Imperial.
*sigh*
Oh the plus side, my Gardner House is very close to being complete. I just need to fill in the book cases with books, but I'm low on funds. On the other hand, despite the fact that every book you could get woupd total more than 300 furnishings, I have enough room to make that work and still have something like 50 furnishing slots left.
Also, I think I am making the Hall of the Lunar Champion work for me in a way that is satisfying. Although I still wish I could have a few more furnishing slots, I only need a roof on my deck and stuff for the 3rd room when I get the requisite tablet. Looking forward to showing both houses off at some point in the near future.

I guess it's somewhat ironic that in real life I find channels like HGTV and DIY Network to be incredibly boring yet in this game I'm really into the housing aspect. I didn't care at all about housing at first, but when I got enough gold to buy my first house I got sucked in.

I finished up the Gardner House last night! It's my proudest work yet. I'm eager to show everyone. All the books totaled just over 300 furnishings, and I put EVERY SINGLE ONE OF THEM in alphabetical order. Gosse can attest to this, as she saw me ordering them in stacks on the floor. Unfortunately, the way collision is registering on the bookshelves isn't actually letting anyone read the books from the shelf, but I was really just doing it for the aesthetic and one could just go to the Eidetic Memory anyway.
It's my primary residence so anyone can go visit it, but I'd prefer to introduce it first.

I am pretty sure I bought this one; but was debating which character to have read the recipe book. I was really afraid to let Misa read it in case she already had them all and it would be totally wasted; but then if there were some she was missing then she should have them first since she is my main crafting character. I actually only bought that bundle for the three emotes, lol.
Anyway; I never made the decision on who should read the recipe book; because my PC crashed and I no longer have a computer capable of handling ESO. (or Fallout 4 even)

For Dark Elves = Great House Redoran has a full set of dishes, utensils, and serving pieces.
All the Imperial furnishing stuff is the same as the Breton style; just colored slightly differently; if that helps at all.

Problem is that Imperial have no dishware to speak of, while Bretons only have a cup. I had to improvise and use Common style stuff for the Breton plate/bowl, Nord plate, and Imperial cup and plate/bowl. They are somewhat able to pass off as those races' style dishware, but still disappointed.

I also completed the deck for my Hall of the Lunar Champion! Last week, I added some Alinor Column, Timeworn furnishing, and this morning, I used Limestone Stairways (putting them back in my inventory several times as I ascended them) and placed 4 pieces of Elsweyr Floor, Masonry at the top of the columns. It took a lot of tiny movements to get the floors connected in a way that makes them look like one cohesive piece, as so many times the edges of the floors did not connect in a straight manner. Then this evening I hung up 2 Orcish Chandelier, Practical pieces for the lighting. I have other things set up on the deck, but I'll wait to show everybody.
I must say, a lot of my previous disappointment with the Hall has worn off. After some rearranging of furnishings and taking some out, I have a good amount of room left for when I get the third room of the Hall. Kind of a tough decision between whether to make the Hall my primary residence when it is all finished, or to keep it as the Gardner House (which became my primary this past week after finishing it).

I bought Proudspire Manor and Humblemud (quite the disparity, I know) within the last couple weeks. Proudspire has been coming along decently and I already have Humblemud completed. I know I said that Proudspire would also probably be my last house but...I kind of want to get Snugpod and The Ample Domicile.
Humblemud is my only truly, mostly Argonian-themed house (with a little bit of Bosmer). Might be ironic considering I mainly play Argonians, but whatever. For Proudspire, I have been picking up a lot of the Antiquity Furnishings, including a few Ultimate difficulty ones. The little room on the bottom floor is my predominantly Antiquity room, and I've been hunting down the Antique maps to put on the walls in there. Still have to flesh out the bottom floor fully, finish my upstairs library, and hopefully find more Antiquity seat furnishings for the dining room.

Really annoying how much Heartwood and Mundane Runes have gone up in price just because these new vampire furnishings have come out (that's what seems to be the culprit anyway), but I digress.
I bought up a couple of apartments and decked them out to have more variety in style and location as well as to have something smaller and cheaper, but there is one larger house I have added to my holdings. You all are more than welcome to check out what I got at:

- Sisters of the Sands Apartments
- Barbed Hook Private Room

Hunding's Palatial Hall is mine! Bought it the other day. It's coming along pretty nicely, but I'm really tired of these prices for building materials, particularly Mundane Runes. That's making it harder to finish.
After Hunding's, I'm going to get Black Vine Villa next because it is cheap and small while still being a decent size. Then Domus Phrasticus. Then...honestly, I think I'm going to force myself to stop. I know, I've said that before. But I have poured so much time and money into these houses. As much as I love it, there are other things to spend money on as well. I want to also get some of the pricier furnishing plans. Plus, I could then focus on scaling up the properties I do have and putting the tiny finishing touches on whatever places' need it.
